This is a “gated community”, so there is a guarded gate to get into the community. Please make sure you let us know the names of all the drivers, with the names as they show on your driver’s license. For example: If your name is John Q Smith, and that’s the way your driver’s license has your name listed as, but you only give us John Smith; the guards will not allow you through the gate.
There are Ring cameras at the side of the front door, above the garage, and each side of the house to protect the pool pump and heater. Use of these devices also helps ensure guest safety.
A safe for your valuables is also available in the home. This is on the floor of the pantry closet to the left of the refrigerator in the kitchen.
There are two security options that are required by the state of Florida for ALL homes with pools. You will see a security fence and a security alarm. Please do not take down the fence or disable the alarm. ESPECIALLY if you have children!
House Rules
- We do not allow parties or large gatherings.
- We do not allow any smoking, vaping or smoking of pot.
- We do not allow pets.
- You have availability to the water park inside Windsor Hills, but you’ll need to go to the front office to get plastic bands. You will only receive the number of bands that correlates to the number of people in the villa. BECAUSE so many people love the water park no outside visitors are allowed (which is the reason the plastic bands are required).
- Please inspect all rooms immediately upon your arrival and inform the owner or Management Company anything that might be construed as damage.
- Only two cars are allowed per driveway. There are extra spaces available at an over-flow parking lot nearby; but this is not suggested during busy times of the year. Only three cars are allowed in the community, and no cars are allowed on the sidewalks, along the streets or on the grass. If you do any of these options, you will be ticketed by the HOA and charged a fee. We had a guest bring five cars and two of them were refused. They chose to park the other two cars in the Walmart parking lot nearby and one of those were towed away, so keeping it to three cars is the best way to go. This guest also chose to park their third car on the grass and were given a warning by a guard when he roamed the subdivision.
If you decide to ignore any of these rules, please know that you will lose your right to be there and be forcibly removed and pay for any damages that you caused.
Windsor Hills FAQs
Effectively immediately, all guests at Windsor Hills must obtain wristbands before using the community pool, hot tub and water park. Wristbands are free to guests staying in the community and should be worn the length of your stay. You are welcome to attach them to a hat, shoe, bag or cooler if you do not want to wear it for your entire stay. To get wristbands, just stop by the Welcome Center at the Clubhouse. Give the staff your name (or name of guest who booked the home) and the address of the home.
Guests of guests or day visitors will be asked to buy bands at a cost of $10/day and must be approved by the owner. Guests of guests and day visitors MUST be accompanied by a registered guest at all times when using the amenities.
April 1 thru September 30 10am until 8pm.
October 1 thru March 31 10am until 6pm.
(excluding any unforeseen closures due to maintenance or bad weather).
Amazon themselves comes into the community several times a day to make deliveries.
But if Amazon uses the USPS to mail a package, because there are no mailboxes in Windsor Hills, items are returned to sender.
If Amazon uses FedEx or UPS, those delivery companies are allowed into Windsor Hills all day long.
Before ordering items from Amazon, guests and owners should find out how the item will be shipped.
We don’t accept packages at the office for guests or owners because we don’t have a secure place to store items. But many property manager may accept packages for a fee.
We recommend staying with the existing property management company for the first year. Learn the process because there are busy and non busy seasons.
The short term rental business is very unique and different to long term or beach or ski rentals.
Recommendations can be provided with a list of 92 companies that can operate within the resort.Owners and Guests may park their passenger cars and vans in the driveways and designated spaces in front and near the pool homes, townhomes and condominiums.
However, if you are driving any of the following vehicles, you must park this vehicle in the OVERSIZE VEHICLE DESIGNATED PARKING AREA.
- Motor Homes Recreational Vehicles Commercial Trucks / Vans Buses
- Trailers
- Boats / Jet Skis Motorcycle Trailers
The parking rules at Windsor Hills are as follows:
- Owners and Guests may not park their oversize vehicles in front of the pool homes, townhomes and condominiums for overnight or long term.
- These oversize vehicles must park in the designated parking area in the parking spaces at our Recreation Park located at 7721 Comrow Street.
- The gate attendant must issue a GUEST – OVERSIZE VEHICLE parking permit not to exceed 30 days. Please keep this permit visible on the parked vehicle.
- Owners and Guests may load or unload these vehicles in front of your vacation home temporarily up to 4 hours during your arrival and departure dates.
- Contractors may not park their vehicles overnight inside Windsor Hills.
- Vehicles parked in violation of these parking rules at Windsor Hills WILL BE TOWED at the expense of the vehicle owner.
